There is NO SMOKING in our homes. If we find that you have smoked in our home, there will be a minimum $400 fine charged. If you smoke
outside, please dispose of your cigarette butts properly in the trash.

Cancellations made at least 60 days prior to scheduled arrival will be refunded, less a $250 booking fee, after cancelled dates are rescheduled by

Guests are required to send a copy of there drivers license when reserving. Our minimum age for making a reservation is 25 years old.
Our homes accommodate larger parties.
Due to the advance planning necessary to coordinate such groups, for cancellations within 60 days or early departure, there is no refund unless the
cancelled dates are rescheduled by another party.
All homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all
guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
The maximum occupancy for our homes is 20 guests for The Red Elk Lodge and 12 guests for Sunset Ridge. You may not exceed the maximum
occupancy unless otherwise authorized by the homeowner. If there are more guests than the maximum occupancy allows there will be a charge of
$100 per night per guest that is over the maximum.
Security deposit for any damages or excessive cleaning is required
- valid credit card information is used for this purpose or
a $500 check (fully refundable when no damages are found
or no excessive cleaning is necessary).
There are no pets allowed at our homes. If you bring a pet you will be charged a minimum $350 fine, and will forfeit the rest of your stay.
Although we do everything possible to make your stay as pleasant and carefree as possible, we cannot control or be responsible for the weather or
other unforeseen circumstances which may affect your stay.
